Making a Good Name By Being Thorough

showing-home.jpgWhen a real estate agent is approached by a potential home buyer about a specific home in a specific area, the real estate agent will often cover every question the home buyer has.  But what about the questions the home buyer forgets to ask?  Often, making a good name for yourself in the real estate business weighs heavily on the information you provide to the home buyer they never thought to ask about.

Heating

When a home buyer approaches you about a specific home, it is important to reveal to them the source of the heating and the average annual cost of heating the home.  This is especially important in areas where there are cold winters and were gas is the primary heating source.  With fluctuations in the stock market, the price of the barrel of oil and inevitably gas prices, the heating costs of a home may drive that home into a price range the home buyer cannot afford.

Cooling

On the flip side of that point, are the cooling costs of the home.  If an older home is being purchased and window units are used to cool the home, the home buyer may not think to ask about the average annual cooling costs.  But, the mortgage is not the only bill that has to be paid in the home.  In order to establish the best relationship with at home buyer and other potential home buyers they may speak to about your services, make sure you cover with them the cooling costs of the home and the presence or lack of presence of central air conditioning.

Utilities

Utilities are another major source of cost in home ownership.  When a home buyer thinks of purchasing a home, they rarely think to ask about the average annual utility costs in the home.  The electric and water bills in some areas are far greater than in other areas.  For instance, in Las Vegas, Nevada the average monthly water bill will be approximately 10 to 20 dollars.  On the East Coast, in Raleigh, North Carolina that same amount of water will cost approximately $80.00 a month.

Selling a home can be about more than just making that commission.  When a home buyer is placed into a home that fits their budget in every way, they are more likely to tell their friends and family members about your fantastic service and thus increase the amount of home sales you have each year.  While the home buyer may be excited about the look and feel of a home, they may not be able to afford the utility costs in some homes and in some areas.  When giving the potential home buyer a tour of the home, make sure to share with them the total cost of ownership of that home.
