Open House Success: 11 Strategies to Help You Sell More Homes

Almost everyone will attest to the fact that open houses do not sell houses but rather makes a seller to feel good and it is a convenient method for the other agents to send their clients through the house if they have already been booked. All you need to ensure is that the listing agent is informed first of your intentions of bringing by a client. For real estate agents, open houses can be a great opportunity for meeting clients. There ways in which you can make open house a success:
1. Make sure that you show up in time and you should also stay until the conclusion of the scheduled meeting. This is so especially if there are other agents listing open that you are holding. It is rude and impolite to hold a listing open and then arrive late and leave early.
2. Make a wise decision. Choose a house that is in your farm area and if the area is not in the listing, preview this house some days before the open house. You may establish that the house is not worth holding open as it may be disastrous.
3. Make the timing for the open house to begin an hour later after the typical time. This is so because you may have time to look at all the other open houses in the area that you are in and talk to the clients that are coming through before your open house begins.
4. Have a preview of the homes that can be compared in the area. This will also lend some honor to you and also your expertise if you can talk intelligently concerning the other similar homes.
5. Have a print out of a list of all the houses that are available in that area and of the same price range and give it out to the open house.
6. Do not hand out flyers; they will most likely be thrown away immediately after leaving. Give a card instead.
7. Make sure the seller is not present as they will only hamper the prospects of meeting new clients.
8. Do not make everyone to sign in but take the contacts of the people that you connect with and do not have agents.
9. Houses sell them selves and therefore do not bother by showing the buyer the house.
10. Before the open house date, give out hand-outs and or mail invitations to the neighbors and the ‘circle of influence’ and the buyers you are working with. You will be able to meet many clients this way.
11. Have an advertisement on your blog or your website or also have a newspaper advertisement in the open house directory column of the local paper.
