Making the Most of Flyer Advertising

There are plenty of online methods of advertising your real estate parcels. These online methods spread the information and pictures of the property throughout the United States, but for the undecided buyer to be who passes by a home for sale, the flyer is often the first look they have into the details of the home. The flyer needs to offer every bit of information possible while still leaving the potential buyer with enough questions to push them to call the real estate agent listed on the flyer.

What information should be added?

The inevitable information to place on the flyer include the size of the home, the number of bedrooms and bathrooms in the home. In addition, any upgrades to the home also need to be added to capture the interest of the potential buyer. These add ons and upgrades are what make the home more appealing.

The physical aspects of the home are truly important, but the details of the home that are not evident during the walkthrough need to also be placed on the flyer. Has the roof been replaced? Is the heating or cooling system new? Are there any eco-friendly aspects to the home? These are all selling points that can push the potential buyer.

A picture says a thousand words.

The pictures included on the flyer need to be taken well, clear and show the best parts of the home. If there is a basement, include a picture of that room as well. Any upgrades need to also be photographed even if this requires a second page be added to the flyer. All pictures should be listed in full color and printed with a good printer that keeps the clarity of the photos.

Additional information also needed.

The phone number of the listing agent, address of the website where more photos or a virtual tour can be seen and the price of the home are all very important. To give the potential buyer an added bump, list the comparable home sale prices in the area on the flyer as well. This is especially important if the home is listed below market value.

Media based methods of promoting real estate are the fastest way to keep your real estate listings up to date and reaching the most people. However, the drivers by are the ones that may be the buyer in the rough. If a home is a great deal, offer it with traditional methods as well as Internet methods.
