Many homebuyers are on the lookout for the home of their dreams. In a buyer’s market, this can be a reality that the buyer never thought was possible. When looking for that dream home, there are a few tips that can make the process more pleasant for everyone involved.

The dream home is defined by the buyer. They may be looking for a certain location or a minimum number of square feet. The process, as a whole, involves planning and that is the first tip to dream house hunting. Before searching through the listings, the buyer needs to make a list of the MUST HAVES for the home. These must haves can include the location, size and style of the home at first. As the list becomes larger, specifics like the size of the kitchen and the number of bathrooms can be added.

The list of must haves needs to be made in terms of importance. If a granite countertop is important, but not as important as the home having four bedrooms, the bedrooms need to be higher on the list. After the must have list is complete, the comp homes need to be researched.

Researching comp homes is not something only the real estate agent can accomplish. Looking through online listings in the area of preference can give the home buyer a sense of the price of their dream home. The prices will vary, certainly, but the media price is what the buyer is looking for. If the average price of the homes that fit the dream home profile is  higher than the budget, the must have list will need to be edited to bring the price of the home into the appropriate range.

After researching the comparable homes for a bit, the buyer will have some sort of idea of the homes they will want to visit. This is where the real estate agent comes into play. The buyer needs to remember to tell the agent they have done some ground work research before calling them. This will enable the real estate agent to take the online links to the homes that best fit the profile and go from there.

The real estate agent may also be able to add some homes to the list of potential prospects. There are listings that hit a real estate agent before they hit the Internet. These are often the homes that will be ready for the picking as the only buyers who will be looking at the homes are those with real estate agents.

Your dream home does not have to be a 64,000 square foot home with all the bells and whistles. It could be a cute bungalow or a split foyer with a bit of land. Finding that home in a market focused on the buyer is something that can happy today.
