Getting Your House Ready For Selling

Published by julia | Filed under Buyer / Seller Tips, Miscellaneous, Real Estate

Ever heard of real estate experts say, “de-personalize” your home? This is always the first step in selling your property. You will soon find that getting too emotionally attached to your house will make it harder for you to let go, much more sell it later on. Treat your beloved home as simply an object that you have to sell. There is a big reason why buyers call a residential unit their “home” while sellers call theirs “house”. Before your house is ready, the first step is to get YOURSELF ready.

Be objective in your dealing. This is business now. You want to sell the property fast and gain a big profit out of it. It would help if you ask a friend to come over and ask him to evaluate your house from a buyer’s point of view. There may be some areas you will overlook or some biases you have not overcome.

When you say de-personalize, this includes packing your personal properties like photos, picture frames and other keepsakes. It can also mean packing belongings such as books, trophies and even kitchen wares. Taking your personal things out of the house will give potential buyers the opportunity to picture out the house as their own. They also have their own idea how to make it a home, and what to place where. If they still see your picture frames hanging around, it will be difficult for them to picture their own personal things in your house, much more “own” it.

As much as possible, clear out the cabinets, book shelves, closets, storage rooms and even the garage. Dispose of the things that you haven’t used for a long time, or don’t plan to use anymore. Don’t bother yourself with storing those unnecessary items. They just cram up your storage areas and are more of a mess. You may be surprised to see how much junk you have kept for all these time. Perhaps you can even hold a garage sale to get rid of them. You may also give some of your items away, or simply throw them away. If you still have a lot to keep, there are storages for rent you can avail until you sell your house or buy a new home.

Removing your clutter will benefit you as you free a lot of space. You will soon discover too, that this will benefit your potential buyers as well. A spacious look elicits positive feelings from buyers. Besides, if buyers see how organized and well-maintained your house is, it will give an impression that you really took good care of their future home, and that’s a big plus for you.
