Things To Do Before Purchasing Your First Home

The first is always exciting. You have your expectations, but you still don’t know exactly what would happen when you get there. This is especially true when you’d be purchasing your first home. What a thrill it is to live the American dream.

Sounds just fine. But wait, before you go any further, make sure you do some precautions, else you will experience “buyer’s remorse”. All the good feelings can melt away once worry starts to set in. You don’t want to have sleepless nights thinking whether you made the right decision or not. Here are some tips to avoid or at least help ease buyer’s remorse:

1.    Weigh the advantages and disadvantages of purchasing your own home. You should be able to think clearly and rationally, not get emotional about it. The reasons must be more than “I want”. If you have listed more advantages than disadvantages, then perhaps it is indeed time to treat yourself to the luxury of living the American dream.

2.    Make sure you don’t have any plans of moving out for the next few years. There’s no point of buying a house when you can’t stay for long term, and you’re not even sure if it will be a safe investment when you try to sell it a few years after. Many things can happen. The economy fluctuates and you won’t be able to get a good ROI. Worse, you may even lose some money. The house may sell longer than expected, and you might be pressured to sell it at a relatively lower price, much to your regret later on.

3.    Determine how much you can afford. To compute for the approximate house you can afford, just multiply your annual salary with 2.5. This means, if you receive $60,000 per year, then a house that is worth $150,000 would be just right for you. With these said, you better have small debts to settle, else the salary figure can’t accurately determine the right price of the house for you. Settle for the one you can afford. Make sure you still have enough to move around even if you are paying your mortgage fees every month. If not, worry and stress will surely eat you up.

4.    Seek a professional agent. Since this is your first time, you will need all the help you can get. You can always do your homework by researching in the internet and asking some family and friends, but weeks of research still cannot compensate for years of experience. You will need some guidance in this important process of acquiring a house, and you will need their expertise.

When the time comes that you are spending your first night in your newly purchased home and doubts begin to flood your mind, just remember, you deliberated this long enough, and you have made the right moves from the start.
