Real estate market fluctuates very fast when the market goes down usually the lists increases and potential buyers decreases. When that happens it is much harder to sell properties yet some still sell. You then question, why other properties gets offer while others just laze around in the market? It lies on the how you present your marketing strategy. More often, the error that agents and sellers commit are just right in front of their faces. Are you going to let this happen to you? Here are some of them:

Marketing Mistake #1  

When you upload uninteresting photos online, it stops from there. Photo speaks to the client immediately and this is one thing that is very noticeable. You immediately create bad impression. The objective of posting photos is to attract potential buyers to crave to see more of your property.  

  • Do not post too dark windows with blinds closed. 
  • Pictures of untidy rooms
  • Learn to crop your photos of any unnecessary things.
  • Unflattering angle and façade of the house.

Marketing Mistake #2

Incomplete data or description of the property does not entice any buyer. When you indicate the number of rooms and bath, the number of cars that would fit in the garage is still not enough information for any interested buyer,

Try to focus on this:

  • The location of the property and how does it differ to any other property around on sale.
  • What encouraged the seller to invest on this property before?
  • How do you accentuate the negative part of the house to become positive?

Marketing Mistake #3

When a seller is a bit stiff in showing their home, this restricts the agents to go full blast in selling your property. Give more reason for an agent not to pass on your home.  When your property has restrictions on the time to show, some clients has a preferred time of viewing. Make your time flexible because once your property is viewed it gives more chance to sell it. Make sure that a lockbox is available too.

 Try this: 

  • When you have a scheduled viewing, try to go beyond what is ordinary. Prepare lunch and not just simple sandwiches and bottled water. Funny as it may seem, food motivates both the prospect buyer and the agent.
  • Gift certificates are also a good motivational strategy to the agent which helps you in so many ways of making your property to sell.

Marketing Mistake #4

Giving lesser commission vs. other listed properties is not that appealing at all. It is not that sales-people focuses on high commission listing only but it conveys a not so motivated seller who is unwilling to negotiate on the price. In a unpredictable market that sometimes go up and down and when its down prospect buyers expects nothing but to negotiate.

Try to focus on this during negotiation:

  • Update payment on homeowner association fees for a year.
  • Flexibility on the closing price.
  • Buy-down mortgage interest rate

At the end of the day, what matters most is that you need people to know that your property is on-sale. Continue to explore ways to market your property stand out from the rest either through advertisement or through your agent.
