Is my property marketable during the holidays?

Published by julia | Filed under Buyer / Seller Tips, Listings, Miscellaneous, Real Estate

That is a typical question every time that season comes a long year after year. It really depends on your personal and current standing. I have met several home owners during holidays and they carry with them the same exact question.

This is my recommendation, if you are want to have your property be acquired the soonest, makes no reason to wait any longer. Holidays is always a time for reunions and it will help make the decision easy and fast since all of the decision makers can sit down, gather up and decide without even disrupting the celebration.

Giving you a simple reason to list your home during the holidays:

1. As in any profession, realtors at this time of the year often take their time off or they usually suggest their sellers to hold their notices on home for sale until the following year. Meaning, the list will only be very few. I prefer to be included in the 1 of say 10 updated listings rather than 1 of 50? Your advertisement will be much more visible looking. There are always potential buyers waiting on the line for an updated list. Posting your home for sales during the holiday means that you stand. Placing your list during the holiday, only means that you are much noticeable amongst all of the other new listings.

2.  If an investor appears to be searching for a house during holidays there is a positive chance that they are considering of a serious purchase and not just checking around. Buyers such as this should be attended to and no time must be wasted since the inquiry stage is one of the critical components in selling and for buyers to purchase.

3.    There are first-time prospect buyers whose tax credit has been extended. This creates a sense of importance and enthusiasm for others to purchase.

4. Often during holidays, families or even close friends in town, come to visit and this is also one of the perfect opportunities to market your property for interested buyers.

5. Every home during holiday exhibits their houses much better than ordinary days. It comes with the spirit of the season and often decorations such as Christmas lights, garlands and wreath are in every part of the house

To decide whether to be listed during holidays or simply wait, keep in mind that if your property is in a very good location, the price cost is competitive among the others and in well-maintained condition, there is not really a bad time to list. Prospect buyers survey around looking for a home that fits their taste and most especially their budget.
