Charm the Seller’s Sentiments

One of the best way to get a proposal is to charm to a seller’s sentiments. You ask why?  Because residential real estate dealings are put together and sometimes rage up over emotional hotbed of madness so it helps if you can give the seller a very good reason to care about you.

Put a Face to the Offer

Real estate is a people business. Sellers have a mysterious desire even buried deep inside them, to know that the house that they are putting up for a sale will fall into the hands of a valuable buyer. Because for them it is more than four walls, floors and a ceiling, It is for them a place where so many memories have been share. Happy and sad, their hopes and dreams are created there; it is a sanctuary of treasured remembrance.

For a seller to be more interested in your offer, make them feel that there is a connection to you. Share with them your weaknesses and sincerity in a letter, probably. Make the seller feel as you are the perfect buyer and no one else.
You may try including these on your letter:
1.    The names, ages and the relationship of all the occupants
2.    You can include the history of your previous homes and how this property speaks to you.
3.    Tell them of what you do, your educational background and all your achievements and hardships to be able to get where you are now.
4.    Make a list of reasons why you simply love this home.
5.    Explain to them why you deserve to own and live in this home and how you will care for it.

Write a Clean and Encouraging Offer

This part is much harder than it sounds. Sometimes in the thrill of writing an offer, owners do not read the offer clearly. You may ask your agent to double check the asking price as well.
Make sure that you do not miss out an important element or provide the seller any thought to write a counter offer. If the property agent prepares a counter to amend the errors, it might make the agent consider altering the offer as well. Do it a no-brainer for the owner to sign the offer the way you have written it. Crisscross all your T’s and dot all your I’s.
1.    Confirm the address is correct.
2.    Add up the earnest money deposit, mortgage amounts and available balance of down payments to assure the numbers equal the sales price.
3.    Ensure the closing date and possession terms.
4.    Talk about motivations for modifying agreement default periods.
5.    Evaluate seller and buyer paid point and know whether these points are “red flags” or mostly likely increase constraints
6.    How much time can you allot in giving the seller to answer and who needs to receive the reply, which will allocate delivery acceptance?

Specify Selling Agent’s Qualifications

As the buyer attempts to request to the seller, the property agent should try to request the listing agent as well, One of the biggest barrier to a real estate dealings that listing agents face is unskilled selling agents. In the letter, fax or cover letter, a selling agent might want to consider including these:
1.    Contribute his/ her experiences, skills and background
2.    Stipulate that he / she is a full time professional agent (this help his / her profile to be set apart from rookies in the business.)
3.    Include her eagerness to cooperate
4.    Include services that he/ she can give that will aid to make dealings faster.
5.    Convey the excitement over working with a listing agent.
