Instant repairs before selling a property always pay off but you need to know which repairs earn the largest return. Precise response to this often asked questions largely depend on a type of features such as: 

·          Location of the property

·          Weather of Property Market Sales

·          Competing inventory

·          Time of the year 

There is no solid and quick rule. But there are general rulings that cover most homes.   

Fixing your Floor 

Nowadays, wood floors are a sizzling item today but owner preferences changes over the years. In my area, most of the houses were built in the period of 1940’s that means floors are original, hardwood oak. Using carpets became famous too. After the World War II, housing was at a scarcity, properties were sold with an installed carpeting already. Then after carpeting became a craze in the 1960’s, the final shifting away from hardwood happened when the installation of hard wood floors because too costly. It was easier to obtain Plywood and much faster to install. Add the fact that variety in carpeting were plenty, those times it is still relatively cheap to install one in your home. 

Hardwood Floors - If your property has hardwood floors, that’s what potential buyers want and it pays off to have the carpet removed and refinish the floor. 

Carpeting – having plywood as your sub-floor, think of replacing the carpet with light tan. Neutral tone carpeting is your top bet for resale. 

Ceramic – Immediately replaced cracked or chipped tiles. Replace or thoroughly clean the grout. Remember do not install ceramic because it is too expensive unless it is for aesthetic cause near the entry way.  

Painting your Ceilings & Walls 

You have probably notice that potential buyers spends an awful lot of time staring on walls and ceilings. They are searching for signs on leaky roof or stained walls but what you definitely do not want them to see are smoke stains and cracks on the ceiling and that goes with walls too. The freshness that new pain brings is most likely the most practical way to improve. You can try using fiber glass tapes on big cracks, coat it with compound and sand. Use neutral colors such as light brow or tan. 

Wallpaper – Not all buyers despise wallpaper. They despise your wallpaper because it is your personal preferences not theirs. If you are selling, get rid of it. The easiest way is to steam it off using inexpensive steamer. 

Wood paneling – If you are using a composite and not real wood in your paneling, you can paint it. Date paneling must be omitted. Walnut, mahogany, cedar and pine are older wood and it is totally gone of trend. Do paint a neutral or soft color after priming it. 

Textured ceilings – ceiling with sparkles usually contain asbestos and are health hazards, remove and say goodbye to it. Even if you have recently sprayed your ceiling, buyers usually are turn off. Though, it is not expensive but too long to take it off. You will definitely need to repaint.
