Buyers who are investing in properties have placed in their heads that they require to hire a home inspector to do the job. In certain cities, real estate agents recommend home buyers to do an inspection in their home. Potential home buyers are usually inexperienced about construction at home and its factors and have trouble understanding home inspection reports. A lot of people do not know how to work out which form of flaws are needed to be taken seriously or whether the inspector that you hired to do the job have managed to see all the essentials.

Comparisons on Home Inspection

Inspections in all homes are distinct and can change dramatically from state to state and across cities and countries too. It may also depend on the inspector or association in which the inspector fits in.

Checklist of Items that are not Inspected

A standard practice in home inspectors does not usually incorporate the following because it entails corresponding license to do the inspection:

·          Rodents

·          Lead

·          Asbestos

·          Methane, Radiation and Formaldehyde

·          Fungi, Mold and Mildew

General Inspection Checklist

·          Roofing and Attic - Ventilation, the type of roofing construction, flashing and gutters but this does not include assurance roofing condition.

·          Structural – The ceilings, floors, construction of walls and foundation.

·          Plumbing – Identification of drains, pipe materials used for filtered drain and all of its condition. You also need to inspect the showers, faucets, toilets and traps. Sewer inspection is not included.

·          Electrical – This includes circuit breakers, kind of wiring, exhaust and ceiling fans, main panel and lighting fixtures.

·          External Assessment   – Wall covering, drainage, fences, sidewalks, landscaping, windows, sidewalks, doors and exterior receptacles.

·          Appliances – Smoke detectors, garbage disposal, air condition, dishwasher, heaters and sprinklers.

·          Garage – Walls, ceiling, entry, firewalls, slab, windows and roof.

Inspection Checklists that Needs Additional Service

Inspection reports usually does not describe the situation of each and every component if it is in perfect condition but must need to take note of every item that is substandard or if it requires rigid service. Serious issues are:

·          Air conditioning breakdown

·          Drainage and pipe problems

·          Life expectancy of roofing

·          Structural deficiencies

·          Safety Issues

Inspection Checklists Sellers Should Repair

Given that you have other options, it is much wiser to employ your own contractors and oversee all repairs. Mostly, home inspectors are hesitant to divulge any maintenance costs. You may call a contractor to know and define the area and the cost to repair minor problems. Nonetheless, do not expect a home to be perfect. Any property has existing issues when it comes to inspection which includes new houses.

At the end of the day, you may tap yourself on the back for considering home inspection. Other buyers do not see it important especially for new properties. Inspection is important to clearly identify problems that are not visible to you. Even contractors makes error, too.
