You have probably heard this saying millions of times now.

In real estate market this is the mantra: location, location, location. You may probably think why does it need to be said three times? Or you may think it relates on three different kinds of location – a perfect location, an average location and a terrible location.

It simply represent that one and the same homes can add or lessen in the value of a property depending on location. Those lines are being repeated several times to give importance. It is actually the top rule in real estate and it is usually most ignored rule.

The Essence of Location

You can purchase the right home in the wrong location. You can re-structure, remodel or modify the home’s design but, usually, you cannot move it.  The best spots on property are:

In The Area of Well-known School Districts – Potential buyers are concerned about their children’s education and would consider spending more in the location of their home within a prominent school district.

Availability of Outdoor Recreation Facilities and close to Nature – Properties that is near rivers, lakes or ocean which will hold their worth because of the location. Owners prefer to be near water or visually calm settings.

House with Good View – Homes sell much faster because they offer breath taking views of the city both day and night. Even a small view of the view ocean in the window is more than enough to be called a good location. Other views that are being considered are mountains and golf courses.

Near Shopping Malls – In a lot of areas, you will see properties that are situated within a walking distance in coffee shops, restaurants, malls, theaters and popular boutiques, costs much more than those situated outside of town. People nowadays prefer to walk instead of driving themselves to bars and nightclubs.

In Financially Stable Community- neighborhood that weathered the downfalls of the economy and have stand the test of time are likely to get more buyers because they were able to maintain the worth of the property. There are people who expect delight of ownership to be clearly apparent.

Availability of Jobs, accessibility of Public transportation and Hospitals – Working people prefers not do have long travel or commutes on their travel to work, same in healthcare or hospitals, even airports. If the property is situated near these conveniences this will automatically places your house in much desire.

In the Center Block – Buyers prefers corner lots but some prefers to be in the middle of the block. I think buyers feels that they are more secure because they are being surrounded by other houses and neighborhood.
