Roof Inspections and Certifications in Marketing your Home

Certifications for roofing is not indicated in all buy and sell contract. There are specific cities in the U.S. that has rules and regulation in restoring prior to putting the property into the market. It is best to require roof inspections and certifications before you put your money in this long term investment.

Roofing Certification

Home inspection is a separate transaction from roof certifications. Typically, home inspectors do not go through a thorough roof inspection. Inspectors only climb up the roof and issue details on the current situation of the roofing materials, any possible movement, the ridges, caps and drip edges, the quality of the downspouts, gutters and drains.

Once the roofing passes the standards of not being required for any repairs, the company will provide you with an estimation of the remaining life span of the roof and the inspection will be certified. The validity of the certification is for two years and varies on local custom.

But if the roof requires repair, only after the restoration has been performed and completed, the roofing company will then issue the roof certification.

Points of Roofing Certifications

1.     Roof Brand

Roofing materials are usually wood shake, composition shingle, clay tile, concrete tile, slate, metal, steel, tar and gravel, synthetic.

2.      Age of Roof

If the wood shakes are more than ten years older, roofing companies usually requires repair. Tile roofs can last for over 50 years, as long as nobody has stepped them as this causes breakage. Twenty to Forty years is the lifetime of composition shingle but will still depend on the material.

3.     Roof Repairs

In some states, seller disclosures are not usually provided and required, if an owner or a seller does not divulge previous repairs, roofing companies will not acknowledge the roof certification. Current inspections made will still require reviewing previous repair and check that it was done properly and correct and will not be the cause of future problems.

Roof Certifications Exclusions

If a claim is due to natural disasters most likely the roofing company will not award but this is generally covered by flood insurance or a home insurance policy. Make sure you review all the coverage of your insurances.

Roofing Certifications and Selling your Home

Here are the basic principles of having a certification:

1.     To notify a potential buyer of the condition of your roofing.

2.     Divulging the roofs life expectancy

3.     Notify repairs, if needed.

As an additional sales process, most sellers or owners are suggested to provide a roofing certification. Buyers are being given the serenity of any trouble that may come up. If the seller opt not to provide a roofing certification and the roof is aged, buyers may shoulder for their inspection and make it part of the contingency of the contract.

Lastly, if a seller is not contented with the roofing inspector or contractor’s recommendation, I would strongly suggest that the seller opts to get a second screening and present both of the inspections to the buyer.
