Do It Yourself Home Improvement Mistakes – Part I

Published by cravat | Filed under Buyer / Seller Tips, Miscellaneous, Real Estate, Shout Outs, Uncategorized

As they always say that you can learn from your own mistakes but I think it is wise to learn from the mistakes of the others who have done it before you.

Any home repairs have its ups and downfall with so many errors that wait and you cannot be exempted to that. That is why learning to stay away from errors that may cost you more money can save you a lot of time and money.

1.     A Wrong Location or It Costs You Too Much

Doing it yourself’ sometimes hurt even before the remodeling starts. Why? There are two possible reasons, one is because you have paid way too much or the property is a totally wrong neighborhood like if you are near the freeway, in the busy streets of a commercial area or just beside a railroad tracks.

Comparing the sales for the neighborhood before you plunge in into any purchasing and the downside of the location can save you so much of the hassles. Keep in mind that best time to contemplate about selling is when you purchase. Because the most elegant remodel is definitely not going to return in spades if your house backs up to the city dump.

2.     Get the Code and a Permit

If you shy away from getting permits because you immediately think about the cost or you think that you simply do not need one.  A number of cities issues permits in several reasons: political and others may appear pointless. Still, get a permit because you are not conforming by the law and it is compulsory to get one.

Listing you more reasons why you have to conform:

a)     This will help the inspectors make sure the job is properly done and to code.

b)    Several buyers do not prefer a property with a work done and not having a permit.

c)     You do not want to be required to tear all what you have repaired and start all over again. There are neighbors who reports to the municipal office that remodeling or repair has been done in a home without any permit.

3.     Without a Written Work Plan

Do not be too eager to finish all the jobs that need to be accomplished. Use a calendar and take note of the day to day assignments, identifying the repairs that need to be done and the duration of how long it will take to complete it. This way, you are being realistic by setting up a time frame of all the repairs.

4.     Budgeting

Listing all materials needed in your estimate, also add the ordinary items like tapes, nails, staples. Add at least 15% of material for waste, 30% on uncontrollable price increase and when you do not purchase items in bulk.

5.     Doing Jobs You Can’t Do

When you need to start a job and feel that you can only finish halfway, hiring somebody would be the best option that you have because there are some areas require more than one person to finish. Also, check the heavy items that you carry or lift, as this may also throw you off balance. Do not do work you are not comfortable in doing and may end in a difficult situation and would add in prolonging the repairs.
